One primary ShowMojo goal is to automate the leasing best practices that you don't have time for. Dynamic Prospect Notifications is one of those.
Current Nurturing Activities
ShowMojo nurtures current leads in any of the following ways:
- When you reduce rent on a listing ShowMojo will automatically email all the leads (and showings) that inquired on the listing in the last month.
- When you put a listing on-market ShowMojo will automatically notify any lead who inquired on a similar listing within the last month.
- Every 10 days each listing has been on market ShowMojo will email a "faux" new listing notification to any prospect who has inquired about a similar property in the last 30 days, but has not already received an email for the specific listing.
- When a listing is taken off-market ShowMojo can email each prospect who inquired about the listing to notify them about the off-market event and point them towards the other listings that are currently on-market in your portfolio.
Each email includes information about the particular update and encourages the prospect to either schedule a showing or submit an application.
Dynamic Prospect Notifications is completely automatic if you import listings into ShowMojo. And if you use ShowMojo to manage your listings, ShowMojo will automatically give you the option to send a notification when you make the appropriate update to a listing.
Annual Follow Ups
There are also Dynamic Prospect Notifications to take advantage of your past leads:
- Annual Follow Up: Email leads that are near to one year old to notify them about on-market listings similar to the one initially inquired upon. ShowMojo only emails if there are similar on-market listings.
- Second Year Follow Up: This is the same as the annual followup, except it is based on leads near to two years old.
ShowMojo is cautious about these annual emails. A lead will not be emailed if they have unsubscribed from an prospect nurturing email, are currently receiving showing notification, are included in showing acceptance, are listed as a current resident, or were already sent an annual follow up email in the same calendar year.
Additionally, annual emails will not be sent to prospects that are marked as residents through the Required Listing Updates feature.
Review Your Settings
To enable or disable Dynamic Prospect Notifications, go to the Communication Settings page and look for the section titled Dynamic Prospect Notifications.
All emails sent via dynamic prospect nurturing are:
- Recorded in Showing and Lead History.
- Sent using the account's Contact Information email. So prospect's replies to these emails will be sent back to that Contact Information email address.
Please note: The "faux" and listing renouncement emails and follow up emails are not sent on known Apartment Locator accounts.
