Facebook Marketplace is considered a reliable and valuable lead source by some managers and owners. Nonetheless, there are some limitations:
- When posting your listing to Facebook Marketplace, the listing must be created manually by an individual with a Facebook account. Facebook does not currently allow any rental listing sites or MLS to directly syndicate listings to Facebook Marketplace.
- Leads generated by Marketplace listings will currently land in the Facebook Messenger inbox for the individual or business associated with the posting. At this time, Facebook seems to have disabled all email forwarding from Facebook Messenger. If a prospect ignores the directions to self-schedule and you receive a message in Messenger, you'll need to respond directly. We recommend responding with a scheduling or gallery link.
- You can post from your Facebook business page. The user doing the posting needs to be a page administrator.
With those limitations in mind, let's continue.
Post to Facebook Marketplace
When completing these steps, we recommend having two browser windows open. One for Facebook and one for ShowMojo.
- In one window, navigate to Facebook Marketplace.
- Click Create New Listing.
- Select Homes for Sale or Rent.
- On the New Home Listing page, select the individual or business page you want associated with the listing from the first dropdown menu.
- In the other window, navigate to the ShowMojo Listing Advertise page.
- Select your ShowMojo listing.
- On ShowMojo, in the Post to Facebook Marketplace section click Copy post to clipboard.
- Paste into Facebook Marketplace.
- On ShowMojo, in the Post to Facebook Marketplace section click Download photos.
- Upload to Facebook Marketplace.
- Add photos and enter details for your listing.
- Complete and publish your listing to Facebook Marketplace.
That's it.
Post on Your Facebook Page
While it will not garner the same number of leads, you can also share your ShowMojo listings as posts on your Facebook page. You can do so easily with the listing's URL.
To get this listing URL, go to the Advertise page for the listing you are posting and copy one of the URLs in the Links and Buttons section. The standard web address or short URL can be used.
Once you have the URL, simply create and publish a post on your Facebook page using that URL.
