ShowMojo uses leads to capture and track a prospective renter interested in a specific listing.
Leads are created and counted when they first enter the ShowMojo system. Here are some example entry points:
- When a prospective renter schedules a showing.
- When a showing agent schedules a showing.
- When a prospective renter inquires on a listing on a site such as Trulia or Homes.com.
- When a prospective renter requests a schedule-a-showing link from ShowMojo PHONE.
Automated Lead Merging
ShowMojo uses various methods to avoid duplicate leads captured from phone, email, text messaging and online. Most often, this means comparing the phone, email address and listing associated with a new lead, and reusing an old one when possible. Here a couple limitations:
- ShowMojo attempts to merge leads only when they arrive within 24 hours of each other.
- Automated lead merging occurs only when the lead is received -- not after an update is made to a lead.
- Lead merging is often less effective with listing sites that use anonymous relay email addresses. Sites like Zillow, Hotpads and Trulia use these.
While not perfect, these methods are usually reliable.
Lead-Based Plans
Some ShowMojo plans do still charge based on leads. For these plans, ShowMojo deducts leads from the account balance as they enter into the system. A lead is only ever counted once, and is then eligible for every feature ShowMojo has to offer (often multiple times) including ad hoc messaging, identity verification, automated confirmation, lockbox access, post-showing messaging, feedback surveys and much more.
